What does Lukrom do?

What Is Private Lending?
Private lending loan is a specific type of asset-based loan financing through which a borrower receives funds secured by the value of a parcel of real estate. Private lending is typically issued by private investors or companies. Interest rates are typically higher than conventional commercial or residential property loans because of the higher risk taken by the lender. Often, private lending is used for projects lasting from a few months to a few years.
Why would it make sense to use private lending?
Private Lending allows a real estate investor to finance acquisition and renovation costs, which reduces out of pocket expense significantly. Private lending also closes quickly and has less qualification requirements than conventional loans. These factors allow builders to compete for deals, retain needed capital, and maximize return on existing projects.
Do I need to be an accredited investor?
Yes, accredited investors are “natural persons” rather than institutions and have a net worth exceeding $1 million (excluding residence), or annual income topping $200,000 or $300,000 with spouse. Registered financial advisors are welcome as well.
What is the minimum investment?
$100,000 is the minimum for the Lukrom iFund, however the Fund manager may accept less to start a relationship. Please reach out to discuss.
How long am I expected to hold my investment?
All share classes have a minimum 12 month hold period.
Are the Principles in Lukrom invested in the iFund?
Yes, Lukrom’s Principles and Advisory Board are personally invested in the fund and take a first loss position to further protect investors.

Currently, Lukrom only offers its services in Arizona.
What are the minimum credit requirements to obtain a loan?
Lukrom lends private money based on the value of the asset.
What fees will I be charged?
Loan programs will vary depending on the loan situation.
What is a point?
A “Point” is an “upfront fee” on a private money loan that is incurred at the time of the loan. Each point is equal to 1% of the private money loan amount.
What is the down payment requirement?
Generally, there will be a down payment required in most loan cases. Contact us to review your specific situation.
What is the maximum Loan to Value (LTV)?
We can lend up to 70% LTV and up to 80% Loan to Cost (LTC).
Do you charge prepayment penalties?
We do not impose prepayment penalties on most of our hard money loans. However, there is a 30-day minimum interest requirement for all loans.
Do you require insurance?
Yes. We require hazard and title insurance on each property that we lend on.
